02Historic Columbus Housing Stock

The South Columbus Historic District, listed on the National Register in 1982, counted 525 structures and sites in its original nomination and records American building styles from the 1820s through the 1930s. Individually listed houses inside it include Riverview, White Arches, and Errolton, and several open to visitors during the annual Spring Pilgrimage. The Mississippi Encyclopedia credits Columbus with a distinctive regional form, the Black Belt house: Greek Revival with more slender proportions and finer ornament than similar houses elsewhere in the South. Downtown carries its own listing as the Columbus Central Commercial Historic District.

03River, Prairie, and the Drive from Memphis

Lowndes County lies in Mississippi's Black Belt Prairie, with flat floodplains along the Tombigbee River and Luxapallila Creek, which runs through the middle of the city and county. On the Tombigbee, part of the Tennessee-Tombigbee Waterway, the John C. Stennis Lock and Dam impounds Columbus Lake. Low ground near those waterways and the region's clay soils both affect how water moves around a foundation, which matters when the parties disagree on the extent of a water loss.

Columbus is about 172 driving miles southeast of Memphis, a little under three hours. Starkville is roughly 25 miles west on US 82 and Tupelo about 63 miles north, so Golden Triangle and northeast Mississippi inspections are often combined into one trip.

On February 23, 2019, an EF3 with estimated peak winds of 137 mph tracked about ten miles from the west side of Columbus, across the downtown area, and out to the northeast, unroofing homes, destroying the Sims Community Center, and collapsing a building on Tuscaloosa Road where one person was killed.
