Start an Assignment Call 901-289-7834RiskAxis Solutions serves Grenada, Mississippi, the seat of Grenada County, as an independent property insurance appraiser and umpire. The city sits on I-55 between Memphis and Jackson, a bit closer to Memphis, with the Yalobusha River running through town and the Corps of Engineers' Grenada Lake just to the northeast.
Grenada's economy leans on manufacturing and health care. Milwaukee Tool opened a plant of more than 500,000 square feet in the county in 2024, at the time the company's largest U.S. manufacturing facility, and UMMC Grenada runs the area's community hospital. Add three National Register historic districts downtown and a housing stock with a median build year of 1976, and local claims range from large commercial roofs to historic storefronts to decades-old single-family homes.
When the policy's appraisal process has been invoked and the amount of loss is still in dispute, we inspect and price the damage independently. Desk work such as estimate review can start before the site visit, so the inspection is spent on the items that are actually contested.
About seven in ten Grenada housing units are detached single-family homes, and roughly a quarter sit in duplexes, small multifamily buildings, or apartment complexes. Census estimates show about 44 percent of occupied homes are rented. Rental and multifamily losses bring their own scope questions, such as shared roof systems, unit-by-unit interior damage, and common-area repairs that both estimates have to account for.
Downtown, the Grenada Downtown Historic District, the South Main Historic District, and the Margin Street Historic District are all listed on the National Register. Older masonry, wood trim, and original roofing on those blocks make matching and repair method frequent points of disagreement. An appraisal panel with restoration consulting background can settle those questions on physical evidence rather than assumptions.
Grenada is about 100 miles south of Memphis, roughly an hour and a half on I-55. That is a workable same-day round trip for a site inspection or an umpire walk-through. When a file needs a second look after the appraisers compare estimates, a reinspection does not require an overnight stay.
Appraisal is a policy process, not a lawsuit. When a policy includes an appraisal provision and it has been properly invoked, each party selects an appraiser, and an umpire decides the items the two appraisers cannot resolve. RiskAxis can serve as an appointed appraiser or as the umpire. In either seat the job is the same: an accurate figure for the physical damage and a repair scope that will actually restore the building.
Appointed appraiser for amount-of-loss disputes — insured-side or carrier-side — under the policy's appraisal clause.
Neutral umpire resolving differences between party appraisers. P.L.A.N. Certified Property Loss Umpire.
Certified Xactimate estimates for carriers, contractors, policyholders, and attorneys.
Line-by-line review of disputed repair estimates — scope, methodology, quantities, pricing.
Technical construction and damage consulting on claimed damage and repair scope.
FAA Part 107 aerial documentation and ITC certified sUAS thermography.
Counsel evaluating an appraisal file needs a technical appraiser who can separate estimate noise from the real amount-of-loss issues. RiskAxis organizes disputed scope, repair method, quantities, pricing, photos, reports, and Xactimate line items into positions that can be reviewed, challenged, and explained without turning the assignment into a coverage opinion.
When appraisers, counsel, or a court need a neutral umpire candidate, RiskAxis starts with conflicts, role discipline, and the appraisal clause. The umpire work is limited to damages, repair scope, methodology, quantities, and price. Coverage, liability, policy interpretation, and legal entitlement stay outside the assignment.
CV, fee schedule, availability, inspection plan, and document requests are handled early so the panel can move. The goal is a clean amount-of-loss record: what is agreed, what remains disputed, what evidence supports each position, and what number the supported repair requires.
Grenada has a long tornado record. An 1846 tornado destroyed dozens of buildings in the southern half of the town, and on March 15, 2025, the National Weather Service confirmed an EF-2 tornado that crossed I-55 and continued into the Elliott community in Grenada County, where it destroyed a mobile home and heavily damaged a house and a large metal building. Those events point to the disputes most likely to reach appraisal here: wind and tornado damage, roof and building-envelope failures, and metal buildings where panel replacement versus repair is contested.
Rain adds to it. NOAA normals for Grenada show more than 61 inches of precipitation a year, so interior water damage from wind-driven rain often rides along with storm claims. Drone and thermal imaging helps map roof damage and trace moisture without opening walls first.
RiskAxis Solutions is not a public adjusting firm and does not sell insurance. Appraisal and umpire assignments address amount of loss under the applicable policy process. RiskAxis does not provide legal advice, interpret insurance coverage, or render coverage opinions. Coverage and legal questions belong with qualified coverage counsel, the insurer, or the appropriate licensed insurance professional.
In Grenada, as everywhere we work, the appraiser or umpire addresses amount of loss only (damages, repair scope, methodology, quantities, and pricing) and advocates for accurate damages and proper repairs, never for a party.
How far is Grenada from your office?
About 100 miles, or roughly 90 minutes south of Memphis on I-55. Grenada inspections are done in person. RiskAxis has no office in Grenada; assignments are handled from Memphis.
Do you work commercial and industrial property in Grenada County?
Yes. Manufacturing is a major part of the local economy, and large commercial roofs and metal buildings are within scope for appraisal, umpire, and Xactimate estimating.
Can you handle claims on historic downtown buildings?
Yes. Grenada has three National Register historic districts downtown. Disputes on those buildings usually turn on matching and repair method, which we address with building and restoration experience. Appraisal still determines the amount of loss only.
Can the appraisal be handled in Spanish?
Yes. Antonio Simpson is bilingual in English and Spanish, so inspections, interviews, and explanations of how the appraisal process works can be handled in either language.
Tell us about the file and we will reply within one business day with a conflict check and fee schedule.
